  • Investors scooping up solid rental stock in neighbourhoods like Remington Park, Ford City, and Walkerville

Tip: Homes in this range tend to sell fastest and often attract multiple offers when priced right — even in a buyer-leaning market.


Over $500K: 110 Sales

Higher-end activity is more selective, but still strong. These sales typically reflect:

  • Custom homes in Russell Woods, East Riverside, and LaSalle

  • Larger family homes with recent upgradesc

  • Turnkey properties in move-in condition

Buyers in this range are shopping carefully — they’re willing to wait or negotiate, especially if a home is overpriced or lacks presentation.

Tip: Properties over $500K need to shine online and in-person. Staging, photography, and pricing strategy are everything.


The Big Picture:

  • Under $500K: Still the hot zone. More sales, more movement, more competition.

  • Over $500K: Quality is key. Buyers are cautious but active.

  • Overall: Windsor-Essex continues to offer real choice across all budgets — especially compared to the GTA.


Play to Local Demand (Not the National Headlines)
